A walkthrough is not a measurement, a survey, or a statement of condition

This is the single most important sentence on the site. A render describes nothing officially. It does not state a property's size, dimensions, aspect, condition or legal standing, and the person who publishes it is responsible for making sure it matches the property.

Every export carries this line, composited into the frame and not removable: "Generated from photographs of this property. Not a measurement, a survey, or a statement of condition."

A walkthrough produced by this Service is generated media. It is not, and must not be presented as, any of the following:

  • A measurement of any room, space, opening or dimension
  • A survey, structural survey, condition report, inspection or valuation
  • A statement of floor area, ceiling height, or the size of anything shown
  • A statement of aspect, orientation, daylight, outlook or compass direction
  • A statement of the condition, state of repair, safety or habitability of any part of a property
  • A statement of a property's legal status, tenure, planning position, energy performance or regulatory compliance
  • An inventory, schedule of condition or record of what is present in a property

Areas, aspects, floor level, lift availability, shared areas and every other stated fact shown over a walkthrough are typed in by the person who made it. We do not calculate, estimate, verify or infer any of them, and there is no feature in the Service that does.

The person who publishes a walkthrough is responsible for ensuring that it corresponds to the property as it actually is at the time of publication, and for the accuracy of anything written over it. That responsibility does not shift to us because a machine produced the frames.

Anyone considering a property should view it in person, obtain their own measurements, and commission their own survey or inspection before making any commitment. A walkthrough is not a substitute for any of those things.

How output is produced

Models turn frames you approved into motion between them. Every clip traces back to photographs of that room, and no clip is produced from a description.

The Service uses machine learning models at three points: reading a photograph to suggest what kind of room it shows, turning a written description of a layout into a suggested route, and producing motion between the start and end frames you approved for each room.

Each room's clip is derived from the photographs you uploaded of that room. The Service will not produce a clip for a room that has no source photographs and no approved start frame; the check is enforced in code, not by guidance.

There is no feature anywhere in the Service that generates a room from a written description, and there is no setting that enables one.

The Service does not add or remove furniture, fittings or belongings, does not repair or clean anything, does not change room proportions or ceiling heights, does not move or invent windows, does not change the light level or the view out of a window, and does not remove damp, cracks, stains or damage.

Generated output can be wrong

Models produce artefacts, warping and inconsistencies. Check every room against its photographs — the Service makes you do this before it will export.

Machine learning models are probabilistic. Output can contain visual artefacts, geometric warping, smearing at the edges of motion, inconsistent detail between frames, and other errors, including errors that look plausible.

We do not warrant that output is accurate, complete, free of error, or fit for any particular purpose. It is supplied as it is.

Before anything can be exported, the Service shows each room's rendered frames next to the photographs they came from and requires you to confirm each room individually. That check exists because it is the only reliable way to catch an error, and it cannot be skipped.

If a room does not look like the room, reject it. Rejecting a room lets you re-render that room alone without redoing the whole walk.

No professional relationship is created between you and us by your use of the Service.

Where a decision has legal or financial consequences, take advice from a qualified professional in your jurisdiction. Do not rely on generated media for it.

Uses that are prohibited because the stakes are too high

Output must never be the basis of a decision about someone's housing, safety, money, health, employment or legal position — and housing is explicitly on that list.

You must not use output from this Service, alone or as a material input, for any of the following:

  • Housing decisions — deciding whether to grant, refuse, price or terminate a tenancy or sale, assessing an applicant, or presenting a property in a way that determines someone's access to housing
  • Determining anyone's eligibility for credit, insurance, benefits or any financial product
  • Employment, promotion, discipline or any other decision about a person's livelihood
  • Medical, clinical, diagnostic or safety-critical purposes
  • Legal proceedings, dispute evidence, insurance claims or regulatory filings presented as a record of fact
  • Any decision about a person that produces legal or similarly significant effects for them

Housing is named first because it is the one this Service is closest to. A walkthrough is marketing material produced from photographs. It is not evidence about a property, and it must never be used as the basis for a decision that determines whether someone gets a home.

You must not use output to discriminate against anyone in the provision of housing. The Acceptable Use Policy sets that prohibition out in full and it is a condition of using the Service.

Bias and limitations

Models are trained on data that is not evenly distributed. Expect them to work better on some kinds of property and some kinds of light than others.

The models used by this Service were trained on data that is not evenly representative of every kind of building, layout, region, standard of construction or level of maintenance. Performance will not be uniform.

Output quality is typically worse in poor light, in very small or heavily cluttered spaces, on unusual geometry, on reflective and glazed surfaces, and where source photographs are blurred, noisy or taken at extreme angles.

Room-type recognition can be wrong. It is a suggestion, it is always editable, and nothing depends on it being correct — you set the route.

A model reproducing a pattern from its training data is not evidence about your property. Where output looks better, tidier or more spacious than the photographs it came from, treat that as an error and reject it.

We keep these limitations under review. If you find a systematic problem, tell us and we will look at it.

Checking it, labelling it if a platform requires that, and standing behind it once you publish it.

Reviewing every room against its source photographs before export, and rejecting anything that does not match.

The accuracy of every fact you type over a walkthrough, including areas, aspects, floor level and shared areas.

Complying with the rules of any platform, portal, regulator or advertising code that applies where you publish, including any requirement to disclose that media is AI-generated.

Keeping the notice composited into the export intact. Removing, cropping out or obscuring it is a breach of the Terms of Service.

Making sure you have the right to depict and advertise the property at all, which is covered in the Content Licence and the Acceptable Use Policy.

Liability for output

We are not liable for decisions made from a walkthrough. The limits in the Terms apply, and your consumer rights are untouched.

To the fullest extent permitted by law, we are not liable for any loss arising from your use of output, from any decision you or a third party makes on the basis of it, or from the publication of it.

The limitations and exclusions in the Terms of Service apply to this document in full.

Nothing here excludes liability that cannot lawfully be excluded, or affects mandatory consumer-protection rules in your country of residence.
