Content Licence

Who owns what. You keep your photographs and your renders; we get only the narrow permission needed to produce them for you, and it ends when the files do.

You own your content

Photographs you upload, text you write and walkthroughs produced from them are yours. We take no ownership stake in any of it.

You retain all right, title and interest in the photographs you upload, the room names, notes, areas, aspects and other text you enter, and the frames and renders produced from them.

We claim no ownership of your content and acquire no rights in it beyond the limited licence described in the next section.

Subject to the Terms of Service, you may use your renders for any lawful purpose, including commercial marketing of the property they depict, on any platform, with no additional fee and no attribution requirement.

Paid plans produce renders without a watermark. The notice stating that the walkthrough is not a measurement, survey or statement of condition is not a watermark and is present on every plan; it must not be removed, cropped out or obscured.

The licence you give us

A narrow, temporary permission to store and process your files so we can produce your output. Nothing else, and nothing beyond deletion.

You grant us a limited, worldwide, non-exclusive, royalty-free, non-sublicensable (except to our processors, for the same purpose) licence to host, store, copy, transmit, display to you, reformat, resize, transcode and process your content, solely in order to operate the Service and produce the output you have asked for.

The licence exists only for that purpose. It does not permit us to publish your content, to show it to other users, to use it in marketing, to license it to anyone, or to derive a product from it.

The licence lasts only as long as we hold the content, and terminates automatically when the content is deleted under the retention periods in the Privacy Policy or when you delete it yourself.

We may sublicense to our processors — hosting, model providers, monitoring — strictly to the extent needed to deliver the Service, under written contracts that prohibit any other use.

No training, no dataset, no marketing use

Your content is never used to train models, never sold, and never used to advertise this Service without your separate written permission.

We do not use your photographs, frames, renders or entered text to train, fine-tune, evaluate or otherwise improve any machine learning model, ours or anyone else's.

Where a model provider processes your content to produce your output, it does so as our processor under a contract that forbids retention beyond the processing and forbids use for model training.

We do not sell, rent or license your content to anyone.

We will not use your content, or the property it depicts, in any marketing, case study, showreel or example without your separate, specific, written permission, which you may withdraw at any time.

The example walkthrough on this site was produced for that purpose and does not depict a customer's property.

What you are promising us

That you have the rights to every photograph, and that you are entitled to depict and advertise the property in the first place.

By uploading content you warrant that:

  • You own the copyright in every photograph, or hold a licence that permits the use you are making of it, including producing derivative video and publishing it commercially
  • You own the property depicted, manage it, or have the written permission of the owner or manager to depict and advertise it
  • You are entitled to market the property, and it is genuinely available on the terms you will advertise
  • Any person identifiable in a photograph has consented to its use in marketing material
  • The content does not infringe anyone's intellectual property, privacy, publicity or other rights
  • The content does not breach the Acceptable Use Policy

Copyright in a photograph normally belongs to the photographer, not to whoever paid for it. If a professional took your photographs, check that your licence covers producing a derivative video and publishing it. If it does not, get one that does before uploading.

You are responsible for these warranties being true, and you indemnify us against claims arising from their not being true, as set out in the Terms of Service.

How long we hold your files

Thirty days from the last time you opened the property, so you can re-render without uploading again. Delete it and it is gone within thirty days including backups.

Uploaded photographs, generated frames and renders are retained for 30 days from the last time you opened the property they belong to. On plans that keep property files, opening the property restarts that window.

The purpose of the retention window is practical: it lets you re-render a room or export a different aspect ratio without uploading everything again.

Deleting a property removes its content from active systems immediately and purges it from encrypted backups within 30 days.

Closing your account deletes all property content on the same schedule.

Export anything you want to keep. We are not a storage service and we do not guarantee that content survives beyond the retention window.

Anonymous operational signals

We keep non-identifying facts about how the machinery performed — durations, failure rates, room counts. No pixels, no text you wrote.

We retain aggregate, non-identifying operational data about the Service: how long renders take, how often they fail and why, how many rooms a typical property has, which steps are abandoned.

This data contains no photographs, no rendered frames, no text you entered and nothing that identifies you or a property.

We use it to run the Service, to plan capacity and to decide what to fix. It is not sold and it is not used to build models.

Removal and complaints

A rights holder or a property owner can tell us and we will act. Repeat infringers lose their accounts.

We may remove content that we reasonably believe infringes someone's rights or breaches the Acceptable Use Policy, and we may suspend the account responsible.

To complain, write to support@hmsfulhamproperty.com identifying the content, the right you hold, and your authority to act. We aim to respond within five business days.

If you are the owner or manager of a property and believe a walkthrough of it has been produced without your permission, contact us with details and we will investigate and remove the content where the complaint is made out.

If your content is removed and you believe that was wrong, reply and ask for a review. Reviews are handled by someone not involved in the original decision.

Accounts that repeatedly infringe are closed.

Changes to this licence

Changes apply going forward, and material ones are notified before they take effect.

We may update this Content Licence. The effective date of the current version is shown at the top of the page.

Material changes are notified to account holders by email at least 14 days before they take effect.

Changes apply to content uploaded after the effective date, and to content already held only where the change is required by law or is in your favour.
